Rentcharge / Park Rates

Further to the post regarding Rent Charge a few weeks ago, please see below further guidance and clarification.

Why & How is the Rentcharge calculated ?

The Rentcharge is levied from the freehold lands within the Estate to provide income for maintenance and improvements for the benefit of the Estate as a whole.

The Company shall allocate 10 points to any domestic property containing one habitable room; in addition, a further 5 points will be allocated for each additional habitable room.   The Company shall allocate 5 points to any domestic property containing a single garage and 10 points for a double garage.

Habitable rooms: means any room in a domestic property that could reasonably be lived in or slept in.  It includes, for example, living room, study, playroom, conservatory, dining room, bedroom; it excludes bathroom, water closet, staircase, corridor or landing, cloakroom, utility room, greenhouse or outhouse.

This could also include leisure rooms (gymnasium, pool, cinema, games), garden rooms, office.
